We chat with you to see how we can help



We meet you at the property in order to assess the condition and complete a full property appraisal. We will also use this time to understand your circumstances and see how we can best help you



We do our due diligence on your property and then contact you with a preliminary offer which will be very close to the market value for your property



If you agree in principle, we obtain at least one valuation for the property from a RICS qualified surveyor and may also have a survey carried out to see if there are any structural issues



We provide you with a proposal and a guaranteed figure that we will pay you once the property is sold



If you agree to proceed, both parties sign a legally binding contract verified by 2 independent solicitors – one acting for you and another acting for us – we pay for your solicitor as well as ours



Once the contract is signed we start work on your property using our trusted team to carry out any necessary refurbishment works - this is fully funded by us



When the work is completed we put the property on the market



As soon as the property is sold the guaranteed monies due to you as per the contract are paid direct to your bank account

Do Bluehaven Property Ltd pay all the costs involved?We pay absolutely everything aside from any Mortgage payments due or any loan payments secured on the property. This includes survey costs, valuation costs, solicitor fees (yours and ours), conveyancing fees, estate agent fees, utility costs and refurbishment costs.

Do I need to complete lots of paperwork?No, you will only have to sign the legal documentation which will be sent to you by a solicitor acting on your behalf (paid for by us).

How do you value the property?We use a RICS qualified surveyor to value the property so that the correct market valuation is obtained.

Are Bluehaven Property Ltd a member of any professional bodies?Yes, we are members of The Information Commissioner's Office so you know your personal data is safe with us.

Can I work with Bluehaven Property Ltd if my property is already on the market with an estate agent?Yes, we will work directly with the estate agent on your behalf.

Why is it better using Bluehaven Property Ltd than selling directly through an Estate Agent?Once we have agreed and signed a contract with you for a guaranteed amount, the next involvement you will have with the property will be banking the cash from the sale, we do everything else. If you wish to be kept updated on the progress then we are more than happy to speak to you as frequently as you wish.

How do I receive more money selling my property using Bluehaven Property Ltd than I would get if I sold my house directly through an Estate Agent or to a Cash Buying company?As we do not actually purchase the property we do not have to pay things like Stamp Duty or purchasing conveyancing fees so we can pass this saving onto you.

Will I get the guaranteed amount even if there is a property crash?Yes, this is a risk that we take and you will receive the complete guaranteed sum as per the contract once the property is sold (even if it sells for less than the guaranteed amount).

How long will it take to sell my property?We estimate that we will be able to refurbish your property and sell it in the same timescale as an Estate Agent would take as old and dated properties generally take longer to sell.
